8 Steps to Staging a Home: The Cheap & Effective Way

There is no need to break the bank to having your client’s house looking as though it was professionally staged. These tips and tricks will have their house looking gorgeous and ready to take on the real estate market. They will begin to wonder why their house hasn’t been always looking this way!
1) De-Clutter
The first step in getting ready to sell is de-cluttering. This is so that potential buyers aren’t overwhelmed by all of the stuff but rather impressed by your client’s home. Counters and other surfaces should be kept clear and any furniture that is not needed should be stored away.
2) Lights and Mirrors
Warm lighting and mirrors can make a home feel bright, inviting and even bigger. Mirrors placed above the fireplaces and along the walls of hallways will make rooms appear larger than they are. Table lamps, overhead lighting like chandeliers can brighten rooms and add some flair to the décor.
3) Removing Personal Things
Family photos and souvenirs, framed degrees, anything that’s a link to the current owner should be packed away. Buyers want to imagine and vision themselves in the house, so the more the house is a blank slate or blank canvas, the easier that is.
4) Neutrals
A fresh coat of bright, neutral paint will not only enlarge the house and make it feel airy and more spacious, but it will also help buyers with their vision. You seller may love their fuchsia or lime green accent wall while some buyers may not.
5) Accents and Colour
A neutral house needs a bit of well-paced bright pops of colour which can bring the décor together such as bright throw pillows, fresh flowers or even a canary yellow kettle on the stove will be noticed as soon as a potential buyer enters the room and will stick in their minds once they leave.
6) Inviting Scents
Inviting, warm scents will help your seller's house be remembered. A safely placed candle or air freshener will do the trick and make a big difference.
7) Draw Attention to Selling Features
This can be a walk-in closet, a beautiful window with the curtains left open.
8) Freshen Linens
This is the best time to use spare “good” sets on beds and ensure towels and hand-towels are in tip top shape.
