February 2016 Mid-Month Statistics From Toronto Real Estate Board

On February 19th, GTA realtors reported 3,500 sales through TREB's MLS System during the first 14 days of the month. Sales increased 13.5 per cent from February 2015. In February 2015, there were 3,083 sales reported. According to TREB, annual rates of sales growth were strongest for condominium units followed by semi-detached and detached homes.

During the first 14 days of February, the average selling price was $677,380 while the average selling price was $601,942 in February 2015. This represents a year-over-year increase of 12.5 per cent. Annual rates of average price growth were relatively the same when categorized by home type, with similar rates of growth for detached and semi-detached houses and condominium apartments.

Semi-detached homes had the strongest annual rate of price growth in the City of Toronto. In the "416" area code, the average price of condominium apartments increased more than 16 per cent year-over-year.

The average selling price in the City of Toronto (416 Area) was $720,792 and in the rest of GTA (905 Area), this figure was $650,317. Last year, during the same period, the average selling price in the City of Toronto was $641,484 and in the rest of GTA, this figure was $577,960.
