Curb Appeal of A Home - Tips For Homeowners

Curb appeal or the exterior of a home can make a big difference to its value when selling it. Curb appeal can even impact how other homes are perceived within a larger neighbourhood.

Curb appeal is not the only thing a buyer looks for but it can affect a buyer's first impression. It is an important factor in visually increasing the appeal of a home when in a competitive selling market.

There are some effective design ideas that homeowners can use to improve the visual value of their property. This will hopefully translate into money when it is time to list the property on the market.

Here are some ideas for adding curb appeal from Jane Lockhart, a celebrity designer, author, television personality who appears as a regular guest on the Marilyn Denis show.

1) Lighting

Adding lighting will improve the ambiance of a house. Lighting can highlight the architecture of a home. Ground lights can accent high bushes and trees. Porch lights can create a welcoming glow near the front door. Adding light near a home's number sign is also a great idea.

2) Extending A Flower Garden

Research was conducted several years ago about the value of adding coloured flowers to the front of a home. According to the study, not only did flowers make people happy and a neighbourhood beautiful but when flowers were extended in the front of a home and they were the same or similar colour as the front door, it made people believe the house was larger.

3) Roof Shingles

Although roof shingles are an expensive upgrade to the exterior of a home, it will pay off later. There are so many different shapes, textures and colours of shingles to choose from.

Selecting a darker roof for a strongly coloured home can give a neutral feel to the building. Lighter coloured asphalt shingles are not perceived as expensive as mid-tone or darker tones. Lighter shingles will show markings or discolouration earlier than darker tones.
